What this actually means in practice
Tiles are ordered by area and delivered by box. A customer wants a bathroom covered; the shop converts square feet into boxes, adds an allowance for cutting and breakage, and sends whole boxes, because half a box cannot be sold on to anyone else. Sanitaryware is bulky and fragile, and it is often booked long before a site is ready, so material stands reserved in a godown while the builder settles in stages rather than on delivery.
Items therefore carry their own box-to-area conversion, and a sale may be entered in either unit with the other derived. Size and design variants stock separately, across more than one godown where a warehouse sits behind the display. Orders reserve stock so the same design is not promised twice, delivery challans and an e-way bill accompany the vehicle, and breakage is adjusted out of stock. Builder accounts run on party price lists with a credit limit and ageing.

Take a sales order. The boxes are reserved rather than sold, so free-to-sell stock excludes them and a second buyer is not promised the same design and shade. The order stays open until dispatch, when a delivery challan and an e-way bill travel with the vehicle and the invoice posts against the builder's account.
