How it works
Every unit, priced right
Model projects with RERA details and amenities, generate tower → floor → unit trees in a bulk grid, and price each unit deterministically — base area × rate + floor-rise + charge heads − discount + GST split — with full price history on every re-price. The server recomputes the total, so a stale quote can’t slip through.
Book, schedule, collect
A token → reserved → confirmed → cancelled → refunded booking desk with atomic unit-status moves, five payment-plan types (construction-linked, time-linked, milestone, down-payment, custom), delay-interest and penalty accrual with grace, and a collection desk that applies receipts oldest-due-first.
Build, cost and advise
Construction-stage progress rolled up per tower, contractors, work orders and budget-vs-actual costing, broker commissions routed through an approval workflow, availability and profitability dashboards, and deterministic AI advisors for project health, collections and pricing.
RERA is state-registered — know your authority
Real estate is the most state-regulated module in the product. RERA registration is per state — each authority has its own portal, registration number format and quarterly progress filing — and the rate a sale agreement is checked against (the circle or ready-reckoner rate) is set locally, so two projects in the same state can face different agreement-value floors. The table below names the authority for every state we publish a city page in, each with its source and the date we checked it; a row we have not verified says so rather than printing a name that may have moved.

What it does not do

Questions buyers ask
Is real estate in the offline desktop app?
No — it’s a cloud marketplace pack. Enable it and the app re-labels itself to Projects, Units, Buyers and Enquiries; it does not run in, or sync to, the offline desktop edition.
Can I trust the pricing and installment numbers?
Yes. Both the price build-up and the installment schedule are pure deterministic engines, unit-tested to reconcile to the paise, with the server recomputing every total — a client can never fake a price or a schedule.
Can buyers log in and see their own account?
The buyer statement — booking, installments, agreements and construction progress, scoped to that one booking — is built as a data layer with a staff-facing preview today. A full self-service buyer login is on the roadmap as a separate portal app.
Does it post to my accounting ledger?
Collections are tracked in the installment ledger as the source of truth today. Posting those receipts into the double-entry General Ledger is a documented next step, so treat the installment ledger — not the GL — as the money-of-record for now.
Which states does the Real Estate pack work in?
All of them — RERA details, projects and pricing are per-project data, not per-state builds. What differs by state is the authority you register with and file to; the table on this page names it for every state we publish a city page in, each with a source and a checked date, and the city pages carry the local context.
How many projects and companies can we run?
As many as you need — projects sit under companies, several companies and GSTINs live under one login with separate books, and roles decide who sees which project. A group running one SPV per project models each SPV as its own company without separate subscriptions per entity.
Can we cancel or refund a booking?
Yes — the booking desk moves a unit through token → reserved → confirmed → cancelled → refunded with atomic status changes, so a cancelled unit returns to inventory exactly once and a refund is recorded against the original booking. The price history and the buyer ledger both survive the cancellation.
How are overdue collections chased?
The as-of due register shows every buyer’s position on any date, delay interest and penalties accrue automatically after the grace period you set, receipts apply oldest-due-first, and the deterministic collection advisor ranks where follow-up recovers the most. None of it depends on someone remembering to update a spreadsheet.
What does it cost?
Cloud plans are ₹249, ₹449 and ₹2,499 a month (yearly = two months free), and the Real Estate pack is enabled per company from Business Add-ons. GST-inclusive totals are on the pricing page — those are the live figures, not a quote request.
Why do you have separate city pages for real estate?
Because the compliance genuinely differs by place: RERA is state-registered and circle rates are set locally, so a Pune project and a Kochi project answer to different authorities and different agreement-value floors. Each city page carries its state’s facts with sources; the software itself is identical everywhere and nothing is city-locked.
