LekhaPro Construction is a Cloud-edition project ERP: priced BOQs with rate analysis and variation orders, WBS critical-path schedules with baselines and a look-ahead, site execution that posts into the core books, and a Measurement Book → RA-bill waterfall — retention, advance recovery, LD, 194C TDS, GST — that reconciles to the paise on every bill in the series.

How it works

  • Estimate it, then schedule it

    Priced BOQ lines against a schedule-of-rates library with rate analysis and variation orders. A WBS drives a full critical-path pass — early and late start and finish, total float, the critical path — with saved baselines, delay analysis against baseline and a 14-day look-ahead. All the arithmetic is whole-day integer offsets from project start, so nothing drifts on a timezone.

  • Run the site without a second set of books

    Material indents approve into purchase requisitions that Procurement carries through PR → PO → GRN, with receipt progress reported back on the indent. Labour logs give cost per unit by work type, equipment logs are machine hours × rate plus fuel, and site expenses go draft → approve → post straight into the core expense ledger — no parallel books to reconcile later.

  • The billing heart: MB → RA

    A Measurement Book records this-bill quantities against the BOQ ceiling and the cumulative already certified. The RA bill then runs one waterfall: gross (Σ this-qty × rate) less retention (capped at the contract ceiling), less advance recovery (capped at the outstanding mobilisation advance), less LD penalty (capped at the LD ceiling), less TDS under 194C, plus GST, equals net certified. Over-billing beyond the measured BOQ quantity is refused at generation — raise a variation order instead.

  • Earned value, quality and handover

    PV, EV and AC produce CPI and SPI in basis points with cost-to-complete, estimate-at-completion, variance-at-completion and project profitability. Alongside it: inspections and material tests, NCRs with CAPA, a snag and punch list, and an HSE register — and a handover that stays blocked while snags or NCRs are open, then stamps the warranty and flips the project into defect liability.

The 1% labour cess has a different board in every state

Construction compliance is a state patchwork. The 1% BOCW labour cess on the cost of construction is collected by a different welfare board in every state — each with its own establishment registration — the schedule of rates your BOQ prices against is a state PWD document, and the place of supply for a works contract follows the site, not your head office. The table below names the cess board for every state we publish a city page in, sourced and dated; unverified rows say so. LekhaPro carries the cess as a cost line and raises RA bills with GST and 194C TDS — registration and deposit stay between you and the board.

Construction software by city

The software is identical in each — these pages exist because the local trade and the state facts differ, not because the product does. Nothing is city-locked.

What it does not do

  • · Cloud-only — the Construction pack runs in a browser and is not part of the offline Windows desktop edition.
  • · It does not register establishments with BOCW boards or deposit the cess — the cess is carried as a cost line; the board relationship stays yours.
  • · It is not a CAD, BIM or quantity-takeoff tool: BOQ quantities are entered against the schedule of rates, not derived from drawings.
  • · GST and 194C TDS are computed on every RA bill but never filed for you — submission stays with you or your CA.
  • · No payroll or HR, no automated Tally import, and no branch offices — support is online from an India-based team.

Questions buyers ask

How does this differ from the Real Estate pack?

Real Estate sells and collects for units — inventory, bookings, payment plans, installments. Construction executes projects — BOQ, schedule, measurement, contractor certification and earned value. They are separate packs, and a construction project can be soft-linked to a real-estate project, which is how a developer runs both sides on one tenant.

Can a contractor be over-billed?

No. Every Measurement Book line carries the cumulative quantity certified before it and the BOQ ceiling, and the RA generator refuses quantity beyond that ceiling. Retention, advance recovery and the LD penalty are each capped server-side at the contract limit less what has already been held or levied, and the running statement asserts the waterfall identity on every bill in the series.

Is the pack only for construction companies?

No — it is horizontal by design. Any business that executes priced, measured, milestone-billed projects uses the same spine: EPC and infrastructure contractors, turnkey and government contractors, and developers running their own construction arm.

Are the schedule and earned-value figures deterministic?

Yes. The critical-path pass, the RA waterfall and the earned-value engine are pure, zero-I/O computations in integer paise and whole-day offsets, unit-tested against hand-worked examples. Indices are returned in basis points so no floating-point value leaks into a certified figure.

Who collects the BOCW labour cess, and does the software deal with them?

A state welfare board — a different one in every state, and the table on this page names them with sources. No, LekhaPro does not register your establishment or deposit the cess; it carries the cess as a cost line on the project so the liability is visible on every running bill rather than discovered at audit.

How are subcontractor payments kept clean?

Work moves on measured quantities with 194C TDS computed on the bill, retention and advance recovery capped server-side at contract limits, and a running statement that ties out the whole series. The measurement record both sides can read is what settles the classic site dispute.

Does site spending really reach the main books?

Yes — that is the design decision. Indents flow into Procurement's PR → PO → GRN chain, labour and equipment logs carry rates, and site expenses post into the core expense ledger after approval. There is no site cashbook to reconcile against the books later, because there is no second set of books.

What does it cost?

Cloud plans are ₹249, ₹449 and ₹2,499 a month (yearly = two months free), and the Construction pack is enabled per company from Business Add-ons. GST-inclusive totals are on the pricing page — live figures, not a quote request.

Can it run government (departmental) contracts?

That is its home ground: schedule-of-rates BOQs, check-measured measurement books with a cumulative quantity guard, running-account bills with security deposit, mobilisation-advance recovery and LD caps, and earned value against a baseline. What it never does is submit to the department — the paperwork it produces is what you submit.

Why separate city pages for construction?

Because a contractor's compliance is set by where the site stands: the BOCW board is per state, the schedule of rates is a state PWD document, and the place of supply for a works contract follows the site. Each city page carries its state's facts with sources; the software is identical everywhere.
