GST accounting, built for real estate & developers
Selling flats and plots means unit inventory, careful pricing and long payment plans. The LekhaPro Real Estate edition — a Cloud pack — models your project down to the unit, prices each one deterministically, and runs bookings, installments and collections from one place.
What gets in the way today
Unit pricing is inconsistent and manual
Base rate, floor-rise, charge heads and discounts get combined by hand on a spreadsheet, so two quotes for similar units rarely match. Pricing needs to be built up the same way every time.
Installments and collections are hard to track
Long payment plans with milestones, delay interest and penalties are painful to follow in a register, and dues quietly slip. You need a schedule that reconciles to the rupee and a clear collection view.
Inventory, sales and construction live in silos
Availability, bookings, agreements and construction progress sit in separate sheets, so no one has a single, current picture of the project.
How LekhaPro fits your work
The Real Estate edition is a Cloud pack that layers on the LekhaPro accounting core. Enable it and the app re-labels to Projects, Units, Buyers and Enquiries. Collections are tracked in the installment ledger.
Project and unit inventory
Model each project down to tower, floor and unit, generate units in a bulk grid, and track each unit through its lifecycle status.
Deterministic price build-up
Price every unit as base area times rate, plus floor-rise and charge heads, minus discount, with the GST split — and a full price history on every re-price. The server recomputes the total, so a stale quote cannot slip through.
Bookings and payment plans
Take a booking through a token, reserved, confirmed, cancelled and refunded lifecycle, with five payment-plan types (construction-linked, time-linked, milestone, down-payment and custom).
Installment engine and collection desk
Build an installment schedule that reconciles to the paise, accrue delay interest and penalty with grace, and collect oldest-due-first on a collection desk with an as-of due register.
Construction, contractors and costing
Track construction-stage progress rolled up per tower, contractors and work orders, and budget-versus-actual project costing.
Commissions, dashboards and AI advisors
Compute broker commissions through an approval workflow, watch availability and profitability dashboards, and use deterministic AI advisors for project health, collections and pricing.
How a typical day looks

- 4
Collect on the collection desk, with delay interest and penalty accruing oldest-due-first.
- 5

Questions real estate & developers ask
Is the Real Estate edition offline like the Desktop app?
No. Real Estate is a Cloud pack — enable it in the Cloud edition and the app re-labels to Projects, Units, Buyers and Enquiries. It does not run in the offline Desktop app.
Are the pricing and installment numbers reliable?
Yes. Both the price build-up and the installment schedule are pure deterministic engines, unit-tested to reconcile to the paise, with the server recomputing every total — a client can never fake a price or a schedule.
Can buyers log in to see their own account?
The buyer statement — booking, installments, agreements and construction progress, scoped to that one booking — is built as a data layer with a staff-facing preview today. A full self-service buyer login is on the roadmap.
Does it post collections to the accounting ledger?
Collections are tracked in the installment ledger as the source of truth today. Posting those receipts into the double-entry General Ledger is a documented next step, so treat the installment ledger — not the GL — as the money-of-record for now.
Is there a dedicated Real Estate & Developers pack, or is this the general product?
There is a dedicated pack: Real Estate. It ships as a real application rather than a renamed field set — Projects, units and bookings with instalment plans, brokers and commissions, rental and facility desks, collections and loan tracking. It runs over the same double-entry books as everything else, so nothing about your ledger changes when you switch it on.
What does LekhaPro give a real estate & developers business specifically?
A property-developer edition — project and unit inventory, a deterministic price build-up, bookings, an installment engine and a collection desk. A Cloud pack. Concretely: project and unit inventory, deterministic price build-up, bookings and payment plans and installment engine and collection desk — every one of them a working screen described in full further up this page, not a roadmap item.
What problems does this actually solve?
The ones this trade runs into rather than the ones that demo well: unit pricing is inconsistent and manual, installments and collections are hard to track and inventory, sales and construction live in silos. Each is set out with its cause above, because a business recognising its own problem in writing is worth more than a feature list it has to translate.
What does a normal day look like once it is running?
In order: model the project into towers, floors and units, generating the unit grid in bulk., price each unit with the build-up; every re-price snapshots the price history., take a booking and pick a payment plan; the installment schedule builds to the paise. and collect on the collection desk, with delay interest and penalty accruing oldest-due-first.. It is one sequence in one application, which is the point — the alternative is the same day spread over a billing tool, a spreadsheet and an accountant's inbox.
Is GST handled correctly for this trade?
Yes, and by construction rather than at filing time. CGST/SGST and IGST are split from HSN or SAC and place of supply as each document is raised, the sale posts to a real ledger, and GSTR-1, 3B and 2B reconciliation come off those same books — so the return matches the accounts because it was never a separate exercise.
Can I move across from what I use today?
Masters and opening balances come across; transaction history does not. There is no automated Tally import yet — it is on the roadmap, and we would rather say so than oversell it. You start clean on a date you choose and keep the old system as a read-only archive, which is why most businesses switch at the start of a financial year or quarter.
